USF releases new renderings of Fletcher District after state-level approval

TAMPA, Fla. (WFLA)—The University of South Florida released the renderings of the Fletcher District, a mixed-use destination.

The new destination will have student and multifamily housing, restaurants, retail, a hotel and conference center, an academic research facility and recreation space.

“The Fletcher District will be a vibrant new hub of activity for our students, other members of the university community and the surrounding area,” USF President Rhea Law said. “The project provides a unique opportunity to transform an underutilized part of our campus into a prime destination to live, work, learn and play.”

This new look comes as the Florida Board of Government approved development plans for the project, USF said.

The first phase of the project will be north of Fletcher Avenue and east of North 46th Street.

According to USF, the new district will be within walking distance of the new USF stadium, which is scheduled to open in 2027.

“The Fletcher District is a dynamic project that aligns with USF’s strategic vision for the future,” said Jennifer Condon, USF vice president of business and finance. “It will offer tremendous benefits for the entire USF community and exciting opportunities for visitors to enjoy the space in a variety of different ways.” 

Construction will begin in the spring of 2026 and is expected to open in time for the fall of 2028.
